How Ottawa became a beacon of hope for buyers seeking affordable housing

As Canadians search for the best home buying opportunities in the midst of a housing affordability crisis, eyes are peeled for cities offering unique property potential. Ottawa has emerged as one city to watch, as people flock there for more affordable real estate. 

Roch St-Georges, a Real Estate Broker with EXIT Realty Matrix, offers a cautiously optimistic take on Ottawa’s real estate market. While the city has fared better than other major Canadian markets like Toronto, the GTA, and Vancouver, there are challenges to consider across property classes.

Driving demand: "Ottawa is still less expensive than Toronto, making it a destination for those selling their homes in the GTA and seeking affordability,” says St-Georges. He highlights the city’s appeal to French-speaking immigrants who find employment opportunities and quality family life in Ottawa.

Condo market pressure: Despite year-to-date sales growth for properties overall, condos trail behind. "Prices continue to trend down year-over-year," St-Georges notes. Investors face financial strain with rising interest rates, condo fees, property taxes, and mortgage payments often outpacing rental income. 

Urging caution: St-Georges advises prudence for speculators. "Buyers should proceed with caution, especially those speculating on the real estate market. Purchasing for medium to long-term personal use is a wiser choice." He points to seasonal trends and weaker demand in winter as potential triggers for price reductions for those who have been listed for a long time and hope to sell before a mortgage renewal.

RSG on builder strategies and affordability: In response to affordability challenges, builders are adapting. "New models with reduced footprints help lower construction costs and sticker prices," St-Georges explains. Some builders also offer homes with rental furnaces and air conditioning systems, reducing upfront costs but adding to monthly expenses.

RSG's 2025 market outlook: As 2025 begins, St-Georges emphasizes the importance of a deeper dive into market data. "Looking at monthly real estate board reports is great, but digging into the nitty-gritty with your Realtor is key." He also stresses keeping an eye on macroeconomic factors, such as stress test regulations and changes in CMHC financing guidelines, which could shape Ottawa’s housing market in the coming years.
